This base package includes comprehensive interior and exterior photos, a free 2D floor plan, and guaranteed 24-hour delivery. Final pricing is based on the property's square footage and any requested add-on services, such as aerial drone photos, cinematic videography, or Zillow 3D Home Tours. What is the process for booking a real estate photoshoot? Booking with Foxhaven Photography is streamlined for busy agents. After scheduling, you will receive a standard contract and a home preparation checklist. On-site shoots typically take 1 to 4 hours, depending on the property size. We deliver fully edited, high-resolution photos via a private Dropbox link, with payment due upon delivery. We are highly responsive and available for communication via phone, email, or text.

Do I need to be present during the real estate photoshoot? No, you do not need to be present. Approximately 70% of the properties we photograph are shot without the homeowner or real estate agent on-site. You are welcome to attend if you prefer, or you can simply provide us with a lockbox code or contractor box code for secure access.

Do you offer home staging services? Foxhaven Photography does not offer full interior design or staging services, but we do make small, strategic adjustments to the space during the shoot to improve photo composition. During the post-processing phase, our editing team will digitally remove minor imperfections to enhance the final image, provided it does not misrepresent the integrity of the property.

Who owns the copyright to the real estate photos? As is standard practice in the professional real estate photography industry, Foxhaven Photography retains the copyright to all captured images. When you book a shoot, you are granted a license to use the photos for all marketing and MLS listing purposes through the successful sale of the property. Expanded usage rights are available for purchase if needed.

Airbnb & Vacation Rental Photography

What is the difference between standard Real Estate and Airbnb/Vacation Rental photography? Standard real estate photography is designed to showcase the layout of a home to facilitate a single sale. Airbnb and Short-Term Rental (STR) photography is designed to sell an ongoing experience to future guests. For our STR clients, Foxhaven Photography captures lifestyle imagery, close-up architectural details, and atmospheric lighting that highlights the unique character and mood of the vacation rental.

How much does Airbnb photography cost? Our Short-Term Rental (STR) photography packages start at $549. Because these sessions focus heavily on the guest experience, they include specialized lifestyle imagery, detailed vignette shots, and atmospheric lighting techniques. Why is STR photography more expensive than traditional real estate photography? STR photography is a long-term marketing investment rather than a single-transaction asset. Unlike standard MLS listings, Airbnb photos are designed to be used indefinitely across multiple booking platforms (like VRBO and Airbnb), social media channels, and personal websites. They require significantly more time on-site, meticulous attention to styling, and a much higher level of custom post-processing work.

What is the process for booking an Airbnb photoshoot? After booking your STR session, Foxhaven Photography will send a brief introductory email, followed by a commercial contract and a detailed property preparation checklist. On the day of the shoot, STR sessions typically require 2 to 5 hours on-site to capture all lifestyle and detail shots. We deliver the fully edited photo gallery via a private Dropbox link, with payment due upon delivery.

Do I need to be at the rental property during the photoshoot? No, your presence is not required! Roughly 70% of the vacation rentals we photograph are shot without the host present. You are welcome to be on-site, or you can securely provide a lockbox code along with any specific staging notes or styling instructions ahead of time.

Do you provide staging for short-term rentals? We do not provide full furniture staging services. However, our photographers will make minor adjustments and style existing props during the session to optimize the composition for Airbnb. In post-production, we carefully edit out minor distractions or imperfections to elevate the final images without misrepresenting the space to future guests.

Who owns the copyright to the Airbnb photos? Foxhaven Photography retains the copyright to all images, which is standard in professional commercial photography. However, your STR booking includes a broad, non-exclusive license allowing you to use the photos to market your vacation rental across all booking platforms (Airbnb, VRBO), your direct-booking website, and social media for as long as you actively list the property. Expanded commercial usage rights are available if required.

Which geographic areas do you serve? Foxhaven Photography is headquartered in Charlottesville, VA, and provides professional photography services within a 2-hour driving radius. Our regular service areas include Crozet, Wintergreen, Richmond, Lynchburg, Harrisonburg, Waynesboro, and Staunton. We frequently serve properties throughout Albemarle, Nelson, Greene, and Augusta counties. For specialized projects beyond this radius, reasonable travel fees may apply.

What is your turnaround time for edited photos? Foxhaven Photography guarantees a 24-hour turnaround time for all standard photography shoots. For example, if we photograph your property on a Tuesday, your fully edited images will be delivered by Wednesday. Complex projects, such as cinematic video editing and 3D virtual tours, typically require 48 hours for professional processing.

Do your photography packages include floor plans? Yes. We believe floor plans are essential for marketing both homes and rentals. Because of this, Foxhaven Photography includes a free schematic 2D floor plan with every interior photography booking. We can also upgrade this to a highly detailed 3D floor plan featuring digital furniture rendering upon request.

Are you a licensed drone pilot for aerial photography? Yes, Foxhaven Photography's lead operator is an FAA Part 107 Certified commercial drone pilot. This certification ensures that all our aerial imagery and drone videography is captured legally, safely, and utilizing the highest-resolution equipment available for both residential and commercial properties.

Do you offer Zillow 3D Home Tours? Yes, we are fully equipped with Zillow-compatible 360° cameras to create immersive virtual tours. As a Zillow Showcase Approved Provider, the tours Foxhaven Photography creates can help your real estate listing achieve prioritized placement on Zillow, allowing prospective buyers to virtually walk through the home before scheduling a visit.

How should I prepare the home for the photo shoot? To achieve the best possible results, the property must be completely "photo-ready" before our photographer arrives. This includes decluttering all countertops, turning on every interior light (and replacing any burnt-out bulbs), opening all window blinds to maximize natural light, and removing all vehicles from the driveway. We will conduct a final walk-through upon arrival to tweak minor details, but we do not provide cleaning or decluttering services.

What happens if it rains on the day of my photoshoot? If it rains, Foxhaven Photography can usually proceed with the interior photography without issue. However, exterior and drone photography are heavily dependent on weather. In the event of heavy rain or high winds, we will reschedule the exterior portion of your shoot to our next available fair-weather opening at no additional charge. If you cannot reschedule but still want a sunny aesthetic, we offer professional blue-sky replacement editing services.
