Frequently Asked Questions
Real Estate Photography
How much does real estate photography cost? Our real estate photography packages for MLS listings start at $299. This includes interior and exterior photos, a free 2D floor plan, and 24-hour delivery. Final pricing depends on the square footage of the property and any add-on services like aerial photos, videography, or Zillow 3D tours. You can download our full pricing sheet here.
What’s the process for booking a photoshoot? After booking, you’ll receive a contract and preparation checklist. Shoots usually take 1 to 4 hours. Fully edited photos arrive via private Dropbox link, and payment is due upon delivery. Communication is available by phone, email, or text.
Do I need to be there during the photoshoot? Not necessarily. About 70% of properties I work on are photographed without the owner or agent present. You’re welcome to be there if you’d like, or you can simply provide a lockbox code for access.
Do you offer staging services? I don’t offer full staging services, but I will make small adjustments in the space to improve photo composition. I will remove imperfections in editing when it enhances the final image without changing the integrity of the space.
Who owns the copyright to the photos? As is standard in real estate photography, I keep the copyright to all images. You are granted a license to use them for marketing and listing the home through the sale of the property. Expanded usage rights are available if needed.
Airbnb Photography
What is the difference between Real Estate and Airbnb/Vacation Rental photography? Real estate photography is designed to show the layout of a home to sell it. Airbnb photography is designed to sell an experience. For our Short-Term Rental (STR) clients, we capture lifestyle imagery, close-up details, and atmospheric lighting that highlights the character of the space.
How much does Airbnb photography cost? Our Short-Term Rental (STR) photography packages start at $549. Unlike standard real estate photos, these sessions focus on the guest experience, including lifestyle imagery, detail shots, and atmospheric lighting to highlight the character of your space. Final pricing depends on the size of the property and additional services like twilight or drone photography. You can download our full pricing sheet here.
What makes STR photography more expensive than traditional real estate photography? STR photography is created for ongoing marketing rather than a single transaction. Unlike real estate listings, STR photos are designed to be used long term across multiple platforms, marketing channels, and seasons. They also require more time on site, greater attention to styling and detail, and a higher level of post processing work.
What’s the process for booking a photoshoot? After booking, you’ll receive a brief introduction email followed by a contract and a preparation checklist. On the day of the shoot, sessions typically take 2 to 5 hours depending on the property. Fully edited photos are delivered via a private Dropbox link, with payment due upon delivery.
Do I need to be there during the photoshoot? Nope! About 70% of properties I work on are photographed without the host present. You’re welcome to be there if you’d like, or you can simply provide a lockbox code for access along with any notes or instructions ahead of time.
Do you offer staging services? I don’t offer full staging services, but I will make adjustments to improve photo composition during the photoshoot. I remove any imperfections I find in editing when it enhances the final image without changing the integrity of the space.
Who owns the copyright to the photos? While I retain the copyright to all images, which is standard practice in professional photography, your booking includes a non-exclusive license to use the photos to market your short term rental across listing platforms, your own website, and social media for as long as the property is actively listed. This license covers typical marketing use related to the rental. Expanded usage rights available if needed.
General Questions
Which areas do you serve? Foxhaven Photography is based in Charlottesville, VA, and we serve a region within a 2-hour drive. We regularly photograph properties in Crozet, Wintergreen, Richmond, Lynchburg, Harrisonburg, Waynesboro, and Staunton. We also serve Albemarle, Nelson, Greene, and Augusta counties. For projects beyond this radius, reasonable travel fees may apply.
What is your turnaround time for photos? We guarantee a 24-hour turnaround time for all standard photography shoots. If we shoot on Tuesday, you will have your edited images by Wednesday. Video projects and 3D tours typically require 48 hours for professional editing and processing.
Do your packages include floor plans? Yes. We believe floor plans are essential for marketing a home. That is why we include a free schematic floor plan with every interior photography booking. We can also upgrade this to a detailed 3D floor plan with furniture rendering upon request.
Are you a licensed drone pilot? Yes. I am a Part 107 Certified commercial drone pilot. This ensures that all aerial imagery is captured legally, safely, and with the highest resolution equipment available. We provide aerial stills and cinematic drone video for both residential and commercial listings.
Do you offer Zillow 3D Home Tours? Yes. We are equipped with Zillow-compatible cameras to create immersive 360° virtual tours. As a Zillow Showcase approved provider, our tours can help your listing get prioritized placement on Zillow and allow buyers to virtually walk through the home before visiting.
How should I prepare the home for the photo shoot? To get the best results, the home should be "photo-ready" before we arrive. This means decluttering counter tops, turning on all lights (replacing burnt-out bulbs), opening blinds to let in natural light, and removing cars from the driveway. We will do a final walk-through upon arrival to adjust minor details, but we do not provide cleaning or staging services.
What happens if it rains on the day of the shoot? For interior photography, we can usually proceed rain or shine. However, for exterior and drone photography, weather plays a major role. If there is heavy rain or high winds, we will reschedule the exterior portion of the shoot to the next available fair-weather slot at no extra penalty. If you prefer the "sunny day" look but can't reschedule, we also offer blue sky replacement editing services.
